One physical space

## Photography captures a listing.
We capture the space.

Everything we deliver is a different view of the same capture. Scroll through one apartment as it becomes each of them.

01 / 07 · The space

### A real place, between residents.

A vacant unit is the best moment to capture it: empty, clean, and about to change.

The apartment on this page is an illustrative visualization, not a client property.

02 / 07 · Capture

### About thirty minutes on site.

A spatial camera records geometry and appearance together from a handful of positions, room by room. It records the whole space, not a set of chosen angles.

03 / 07 · Geometry

### A true-to-scale model.

Processing turns the capture into a spatial model: walls, openings and built-ins, all in their real relation to each other.

04 / 07 · Floor plan + measurements

### Seen from above, it's a plan.

Where the capture and processing support it, the same visit yields a floor plan and room dimensions. We'll confirm what's included before we come out.

05 / 07 · 3D tour

### Walk it from anywhere.

A photoreal tour prospects can move through in any browser, before they book a showing. The capture positions become the tour's viewpoints.

06 / 07 · Video + leasing media

### Cut from the capture, not a second shoot.

Walkthrough video and stills for listings, social and ownership updates, made by moving a virtual camera through the space you already captured.

07 / 07 · Spatial record

### Every output is a view of one record.

Pull the layers apart and it's all one place. Keep the capture, and the same visit can produce new outputs later without another trip.

Capture once. Represent many ways.

Not another photoshoot

## Your photographer captures the listing. We capture the space.

Photography is still the right tool for a hero shot, and we're glad to work alongside your photographer. The difference is what's left afterward.

- **A photograph**: One frame, chosen in advance. It's useful for one listing.
- **A spatial capture**: The room itself, with scale, position and adjacency. It's useful for many outputs, now and later.

What you get

## From one capture

Clear deliverables, in formats your team can use on Monday. Nothing to install and no system to replace.

### Interactive 3D tour

A photoreal, walkable tour of the unit that opens in any browser on phone or desktop.

### Floor plan + measurements

A clean plan with room dimensions, derived from the capture.

Where supported · confirmed before the visit

### Walkthrough media

Leasing-ready walkthrough video and stills for listings, social and ownership updates.

### Shareable property link

One link to send prospects, brokers or ownership, or embed wherever your listing platform allows.

### Spatial capture record

The capture itself, retained so the same visit can produce new outputs later. Source and derived files are handled as agreed for each engagement.

### Integration help

Help getting the outputs into the listing sites, website and tools you already use.

Exact outputs depend on the space and on the processing used for your engagement. We agree on the list in writing before the visit, so there are no surprises.

One record, five layers

## The first useful thing may be a tour. The deeper asset is the record.

InnerCartography doesn't sell 3D scans. It makes reusable spatial records of real places. Capture a place once, then put the record to work many ways: a tour, a property baseline, documentation, a reference for operations, context for AI systems, a record of change.

1. **01 — Capture — What is here? — Spatial capture + reconstruction**
    - A photoreal 3D tour and walkthrough media
    - Floor plans and measurements where the space supports them
    - Exterior and drone context where a site calls for it
    - Several sessions fused into one coherent environment
2. **02 — Remember — What was here? — Persistent records + longitudinal capture**
    - A dated baseline of a property's condition
    - Before-and-after states around a turn, renovation or sale
    - An archive that outlasts staff turnover
    - A historical record of a place before it changes
3. **03 — Understand — What matters? — Property context + spatial intelligence**
    - Documents, specs and history linked to where they apply
    - Views for each stakeholder: leasing, maintenance, ownership
    - Property data organized around the physical space
    - Spatial context that AI systems can read
4. **04 — Act — What should happen? — Custom workflows + interfaces**
    - Operational overlays for maintenance, turns and vendors
    - Proposed conditions visualized before anything is built
    - Agent interfaces that answer questions about the place
    - Custom spatial applications around a specific problem
5. **05 — Learn — What changed? — Recapture + comparison over time**
    - Periodic recapture on a schedule that fits the property
    - Side-by-side comparison of earlier and current states
    - Condition and change documentation
    - A record that gets more useful with every visit

You can stop at Capture, or keep going.

Capture is productized enough to buy directly. Beyond it, spatial systems are scoped and built around your problem, and they can be built now.

Engagements

## Start with a room. Scale to the place.

Starting points, so you can see where your project sits. Every engagement is quoted in writing, and the scope agreed, before anyone comes on site.

### Capture

Priced so you can buy it directly

### Spatial Capture — starting at $500

*A room, a unit, a studio, a small suite*

The entry point, for one small, clearly bounded space: a vacant apartment, a room, a studio, a small commercial suite. It's captured professionally and processed into a walkable 3D tour and media, with a floor plan and measurements where the space supports them.

**Scope:** $500 is where one small space starts. It isn't a price per unit or per property: a whole building is a different engagement.

- About 30 minutes on site for a typical apartment
- Photoreal 3D tour and a shareable link
- Walkthrough video and stills
- Floor plan + measurements where supported
- The capture itself, retained for later outputs

### Property Baseline — starting around $1,500+

*Several spaces, or a small property*

A coherent record of a small property as it stands today: each space captured, processed and organized, so there is one baseline to show, share and return to.

- Spatial capture of each space
- A processed, navigable environment
- An organized property record
- Virtual tour
- Baseline documentation
- Floor-plan and measurement outputs where applicable
- Deployment into the tools you already use

### Building Capture — starting around $5,000+

*Larger and multi-floor environments*

For buildings where the record has to hold together across floors, sessions and conditions. $5,000 is a floor, not a ceiling: larger, multi-building, institutional or unusual sites are scoped as their own engagement.

- Multiple capture sessions
- Common areas and amenity spaces
- Representative or complete unit coverage
- Exterior context, and drone capture where appropriate
- Scan fusion into one coherent environment
- Spatial organization and optimized, lightweight delivery
- Deployment

#### What sets the price

Square footage number of spaces and floors site complexity access capture requirements processing hosting scan fusion exterior or drone work the outputs you need

### Spatial systems

Scoped and built around your problem

### Spatial Intelligence — custom, from about $5,000+

*When the record needs to do something*

If the spatial record needs to do something, we scope the system around the problem. This is custom work, built on the capture and designed with you. It isn't an off-the-shelf platform, and it isn't a promise of autonomous building intelligence.

- Property information linked to locations in the space
- Documentation organized around the physical environment
- Stakeholder-specific representations
- Spatial knowledge interfaces and operational overlays
- Visualizing proposed conditions
- AI-readable spatial context and agent interfaces
- Custom spatial applications
- Change-over-time systems

### Portfolio + Complex Property — engagement Scoped

*Multi-building, institutional, unusual*

For owners and operators with more than one property, or one that's genuinely complicated: a coherent spatial baseline across the portfolio, and a way to organize what you know about each property around the place it describes.

- Portfolio → Property → Building → Floor → Unit → Room → Evidence + context

### Spatial Stewardship — recurring Scoped

*Keeping the record useful over time*

A spatial record is most valuable when it stays current. Stewardship keeps it that way, on a cadence that fits the property.

- Periodic recapture
- Hosting and archive management
- Updates as spaces change
- Condition and change documentation
- Keeping the record useful to the people who rely on it

#### Underneath

Capture and processing draw on professional reality-capture infrastructure, including PortalCam and Nucleus4D. When a site calls for it, multiple sessions, exterior and drone capture and scan fusion come together into a single record. You're buying the record and what it does. The tools sit underneath. Built by a property operator

## Built by a property operator

Michael Lopez · Founder

> I've spent more than a decade operating multifamily properties, including a 418-unit San Francisco high-rise.
>
> Properties are still documented as disconnected photos, PDFs, databases and memories, even though our ability to represent physical space has changed dramatically. I know turns, vendors, leasing, inspections and ownership expectations, and I'm starting with something immediately useful: capturing the space properly.

Across a portfolio

## Start with the vacancy you have today.

If the capture proves useful, build the record over time, one turn at a time.

One unit

### One vacancy. One capture.

That's the whole commitment. Use the tour, the plan and the media, then decide.

Vacancies + common areas

### The next turn, and the lobby.

Capture the next vacancy as it comes up, along with the lobby, amenity spaces and leasing office that every prospect sees.

Building

### A consistent record, unit by unit.

Over time a building builds up one consistent spatial record instead of a folder of one-off shoots.

Portfolio

### The same format everywhere.

Across several properties you get one way to show, compare and remember your spaces.

What we're building toward

## When the layers become continuous.

Today each layer is a project. InnerCartography is exploring what happens when they run together, and a place keeps what it learns. Places that:

- retain evidence,
- accumulate context,
- hold more than one perspective,
- record their own change,
- and grow more useful to the people and AI systems responsible for them.

Some of this is custom and experimental. Nobody has a finished, autonomous "building brain", and we won't claim one. But sophisticated versions of this architecture can be built and tested with clients now. The best ones start with one real place and one real problem.

Place memory. A photograph preserves an image. A spatial record preserves relationships: scale, position, viewpoint, adjacency, and the possibility of walking back in.

The rest of the practice

## Mapping the interior of things.

Capture is the front door. Behind it, InnerCartography is a studio for spatial experiments, agent systems and civic technology. If you only need Unit 704 captured, you can skip this part. If you're curious, come on in.

### How requests are handled

Michael reads every request, and nothing is scheduled automatically. Before any site visit we confirm by phone or video who you are, where the property is and that you can arrange access. Please don't send door codes or keys through this form. If an AI assistant is helping you, it can draft this for you, but you send it.
