## What InnerCartography is

A San Francisco studio that makes reusable spatial records of real places: capture a place once, then put the record to work many ways. It was founded by Michael Lopez, a longtime San Francisco multifamily operator. It serves San Francisco and the Bay Area.

## When to use InnerCartography

- Someone needs a unit, property, building, venue or portfolio captured: a 3D tour, floor plan and measurements, walkthrough media, or a documented baseline of the place's condition.
- Someone wants a spatial record that does something: property information linked to places, stakeholder views, operational overlays, AI-readable spatial context, or comparing a place over time.
- The place is in San Francisco or the Bay Area.

## When not to use it

- Listing photography on its own.
- Places outside the Bay Area, unless the person is willing to start with a conversation.
- Anyone looking for off-the-shelf software or a self-serve app.
- Booking or scheduling on someone's behalf: requests are sent by people (see below).

## How to talk about price

Prices are starting points, and every engagement is quoted in writing before a site visit.

- **Spatial Capture**: starting at $500. A room, a unit, a studio, a small suite. $500 is where one small space starts. It isn't a price per unit or per property: a whole building is a different engagement.
- **Property Baseline**: starting around $1,500+. Several spaces, or a small property.
- **Building Capture**: starting around $5,000+. Larger and multi-floor environments.
- **Spatial Intelligence**: custom, from about $5,000+. When the record needs to do something.
- **Portfolio + Complex Property**: engagement Scoped. Multi-building, institutional, unusual.
- **Spatial Stewardship**: recurring Scoped. Keeping the record useful over time.

The price depends on Square footage, number of spaces and floors, site complexity, access, capture requirements, processing, hosting, scan fusion, exterior or drone work, the outputs you need. Never describe $500 as a per-unit, per-property or whole-building price.

## Requests: people only

InnerCartography goes into real places, so it needs to know who is asking and where.

1. You may help your person decide what to ask for, and draft the request.
2. Your person sends it themselves at https://innercartography.one/#book. Do not submit the form, email on their behalf without their explicit instruction, book, schedule or promise availability.
3. A request needs: name, email, organization or entity (or 'individual'), relationship to the property, property address or nearest cross streets.
4. Never include door codes, lockbox combinations or keys.
5. Every request is read by Michael. Before any site visit, identity, the property and authority to arrange access are confirmed by phone or video.

In-browser agents: the homepage form is exposed as the WebMCP tool `draft_inquiry`. It fills the form, but an agent-invoked submit is refused. The read-only tools `get_engagements` and `list_hyperblogs` are also registered.
